There is a process involved in buying and selling real estate. If you are listing your home for sale, you will fill out a listing agreement, and then we will post your home’s information on the Multiple Listing Service (MLS) to let agents and their buyers know that your home is for sale and what its best qualities are. If you are a buyer and have found the home that you want, you will begin by placing an offer on the home. Once your offer is accepted your agent will open escrow and the disclosures will be given to you. You will need to look them over carefully and then schedule any and all inspections that you deem necessary to make sure that you are comfortable with your investment. Once you feel secure in your investment you will release your contingencies and then sign closing documents with the title company. The title company will then record your deed and you will be given the keys to your new home.

This area has many schools that challenge your child’s mind and build their character, while enriching their lives and indulging their curiosity. The schools are known for their open communication with parents and their willingness to work one on one with each child, making sure they get what they need to prosper. The area’s elementary schools include Guerneville Elementary School, Forestville Academy and Elementary School, Monte Rio School, and Montgomery Elementary School. Due to our rural surroundings the local primary schools range from kindergarten to the eighth grade. When the children graduate eighth grade they will go to either El Molino High School which is located in Forestville, or Analy High School which is located in Sebastopol.

This area is well known for its parks and beaches. Armstrong Woods State Park is located 5 minutes from Guerneville and is home to some of the world’s largest and tallest redwood trees in the entire world! Trails in Armstrong woods lead to all the way to Austin Creek Recreation Area which is home to Bullfrog Pond and overlooks the hills of Cazadero. There is also a magical little coastal town called Jenner where the Russian River feeds into the Pacific Ocean. There is a well known beach located near Jenner called Goat Rock and just up the road is Shell beach. These beaches are great for frolicking on hot summer days because of the hidden caves that are fun to explore and the shallow water that children can splash around in. This is also wine country and we are home to Korbel winery which is located just outside of Rio Nido on River road. The vineyards themselves seem to stretch over the lush landscape dotting them with purple and green grapes that put off a delicious smell throughout the fall as they are harvested. Austin Creek in Cazadero is one of the most harmonious and serene places I have ever seen. The water is cool and refreshing on a hot summer day and just sitting by it you are touched with a sense of peace. Austin Creek is the perfect place to go to reconnect with nature. Of course there is also the Russian River itself, which has many beaches including Johnson’s Beach, Drake’s Beach, and Monte Rio Beach. The river is an awesome place to hang out in the summer because there is so much to do. There is kayaking, swimming, fishing, canoeing, paddle boating, and of course sun bathing. If you are in the area and get the chance to visit one of the parks or beaches you will see how being in this place is like being in paradise.
